Living in Water Valley, Alberta

Water Valley is a small foothills community in Mountain View County, on Highway 579 just west of Highway 22 (the Cowboy Trail). It is a short drive to Cochrane and NW Calgary: close enough to commute, far enough to see the mountains.

Why people move here

  • Space. Most properties are acreages, hobby farms and quarter sections, with room for horses, a shop or a big garden.
  • The outdoors at your back door. The Ghost Public Land Use Zone, about 1,500 km² of public land for hiking, riding, camping, fishing and designated OHV trails, is just west of here. Winchell Lake, the Little Red Deer River and the Water Valley golf course are nearby.

Buying an acreage here: what to check

  • Water: well production and water quality testing.
  • Septic: type, age and last inspection.
  • Land use: Mountain View County zoning and what it allows (horses, shops, a second residence, subdividing).
  • Access: road maintenance and winter snow clearing.
  • Internet: which providers actually reach the property.

We walk every client through these before they write an offer.
