Buying a Home in Canmore, Alberta: 2026 Buyer's Guide
Canmore is one of the most sought-after mountain towns in Canada. It sits in the Bow Valley about an hour west of Calgary, right at the edge of Banff National Park, with trails, rivers and peaks in every direction. That demand shows up in prices, and Canmore also has local rules that change what you can do with a property. This guide walks you through what to expect before you write an offer.
What homes cost in Canmore right now
Canmore is a market of condos, townhomes and single-family homes, with very little vacant land left to build on. According to the Canmore Real Estate May 2026 newsletter, average sale prices in spring 2026 were roughly:
- Single-family homes: about $1.87 million
- Townhomes: about $1.05 million
- Apartment-style condos: about $755,000
The same report counted 171 active residential listings in May 2026, with fewer than 25 resale homes of two bedrooms or more listed under $1 million. If you are shopping in that price range, expect less choice and be ready to move quickly when the right home comes up.
Decide how you will use the home before you shop
In Canmore, how you plan to use the property matters as much as the property itself.
Living there full time. If Canmore will be your primary residence, you can declare it with the Town each year and pay the regular residential tax rate.
A weekend or second home. The Town of Canmore's Livability Tax Program adds a higher tax rate to residential homes that are not a primary residence. The Town estimates the extra charge at about 0.4% of assessed value on top of regular residential taxes. On its 2025 example of a median condo assessed at $761,000, that is about $3,044 more per year. Build that into your budget.
Short-term rental income. Since March 11, 2025, Canmore no longer allows new tourist homes as a permitted use. Existing tourist homes keep their status, and a buyer can keep using one as a tourist home with a valid business licence for each unit. You cannot turn a regular residential property into a tourist home. Tourist homes are also taxed at a higher rate than standard residential, even if the owner lives there.
If rental income is part of your plan, confirm the property's land use and licence status before you make an offer, not after.
Popular areas to know
Every Canmore neighbourhood has a different feel. Downtown and the areas near Main Street put you close to cafés, shops and the Bow River trails. South Canmore has quiet older streets near Policeman Creek. Hillside areas such as Three Sisters, Silvertip and Eagle Terrace offer bigger views and newer homes, and Spring Creek offers newer condos and townhomes close to downtown. I can help you compare them against your budget and how you plan to use the home.
Condo and townhome checks
Most Canmore buyers end up in a condo or townhome, so condo documents matter. Before you remove conditions, review:
- The reserve fund study and the current reserve fund balance
- Recent board minutes for upcoming repairs or special assessments
- The bylaws, including any rental and pet rules
- Monthly condo fees and what they cover
