Selling Your Home in Cochrane, Alberta: A Seller's Guide

by Adam McMillan

Selling in Cochrane means selling in one of the most in-demand towns west of Calgary. Buyers come for the mountain views, the Bow River pathways and the small-town feel, and many are moving from Calgary or from out of province. A good plan helps you reach those buyers, price well and avoid surprises at closing. Here's how it works, step by step.

Step 1: Know what your home is worth

Pricing is the most important decision you'll make. Price too high and your home sits; price too low and you leave money on the table. A proper valuation looks at recent sales in your neighbourhood, homes currently competing with yours, and what makes your property different, such as a view lot, a walkout basement or a backyard that backs onto green space. Online estimates can't see those details.

Step 2: Get your documents ready early

Alberta sellers need a few documents that can take time to gather, so start early:

  • Real Property Report (RPR). An up-to-date RPR from an Alberta land surveyor shows your home, garage, deck and fences on the lot. Most purchase contracts require it, along with the Town of Cochrane's compliance stamp. If you've added a deck, shed or fence since your last RPR, you may need a new one.
  • Condo documents. If you're selling a condo or townhome, buyers will ask for the bylaws, financial statements, reserve fund study and meeting minutes.
  • Mortgage details. Ask your lender about any penalty for paying your mortgage off early.
  • Utility and improvement records. Receipts for a new roof, furnace or windows help support your price.

Step 3: Prepare your home to show well

Small jobs make a big difference in photos and showings: declutter, deep clean, fix small repairs, touch up paint and tidy the yard. In fall and winter, keep walkways clear and turn on every light for showings. I'll walk through your home with you and tell you which jobs are worth doing and which aren't.

Step 4: Market to the right buyers

Your home should reach buyers on the MLS®, on social media and through targeted online ads, including buyers in Calgary looking for a move west. Professional photos and a clear description of your neighbourhood's strengths, such as pathways, schools and views, help your listing stand out.

Step 5: Review offers and negotiate

In Alberta, most offers include conditions such as financing, a home inspection and, for condos, a document review. Price matters, but so do the conditions, the deposit and the possession date. I'll help you compare offers side by side and negotiate terms that work for you.

Step 6: Conditions, closing and possession

Once the buyer removes their conditions, the sale is firm. Your real estate lawyer handles the title transfer, pays out your mortgage and sends you your proceeds. Budget for your lawyer's fees, real estate commission, any mortgage penalty and moving costs. For tax questions about your sale, talk to your accountant.
